I. COURSE DESCRIPTION:

Course Title and Number: Real Estate 19 (RE19)
Descriptive Title: Real Estate Property Management

Transfer CSU - Effective Date: prior to 7/92.
Recommended Preparation: Real Estate Principles (RE11) and Legal Aspects of Real Estate (RE12A) OR Concurrent enrollment OR California DRE license OR California OREA appraisal license.

Catalog Description:
This course introduces the student to the aspects of real estate management, including the rights and responsibilities of the parties, personnel, maintenance, contracts, and ownership of income-producing property.

NOTE: This course is approved by the California Department of Real Estate (DRE) for credit towards the required coursework for the California real estate broker examination. This course is approved for one of the two courses required for DRE salesperson license in addition to Real Estate Principles (RE11). This course is approved for 45 hours of continuing education (C/E) by DRE for license renewal with 90% attendance. This course is approved by the Office of Real Estate Appraisal (OREA) for 54 hours of C/E credit for appraisal license renewal with closed book final examination. (OREA # 95ECC009)

II. COURSE OBJECTIVES AND METHODS OF EVALUATION

A. Course Objectives:
The student will complete the student study guide, prepare a management plan, prepare residential rental forms and demonstrate the ability to balance a trust account record for client rental funds.

B. Methods of Evaluation:
1. Substantial writing assignments, including: written homework and term or other papers.
2. Objective examinations, including multiple choice and true/false and fill-in-the blanks.

Property management and real estate markets
Money and property management
The real estate investor
Income property valuation and financial analysis
The owner's objectives
Residential marketing and management and forms
On-site personnel and operations
Non-residential property management
Management of homeowner's associations
Other residential property management
Maintenance and repairs
The management office
Legal and insurance aspects
Professional property management organizations

IV. READING AND WRITING ASSIGNMENTS

Three hours of work per week, including class time, are required for each unit of credit.

A. A representative example of an assignment.
The student will complete a real estate group project to set forth a management plan for an income-producing property. Each student will complete a book report on a video on real estate property management rights of the parties.

B. Two hours of work outside of class are required for each hour of lecture or equivalent.
Each student will be required to perform the following outside of regular class time:
1. Study.
2. Answer questions.
3. Required reading.
4. Written work.
5. Internet search.

V. COLLEGE LEVEL CRITICAL THINKING ASSIGNMENTS

1. The student will demonstrate the ability to complete a set of residential rental forms, such as rental agreement, 3-day notice, and change in terms of tenancy.
2. The student will demonstrate the ability to give a class presentation of a report on an income-producing property to a group of investors/classmates.

VI. PLANNED INSTRUCTIONAL ACTIVITIES

This course is taught using student study guide, workbook completion, handouts, note taking, writing, library and/or Internet search, and discussion between students and instructor.

California Real Property Management - Student Study Guide, newest edition, DeCarlo, California Community Colleges, Real Estate Education Center, Pirate's Bookstore.
California Property Management ,Grogan, National Real Estate Institute (NREI/ETC, Covina.)

Other Required Materials:
Real Estate Project, Grogan, newest edition, El Camino Bookstore.
Computer search for property management related data, etc. (such as Internet, government agency or similar).
